What can development trends tell us about the Voortrekker Road corridor's future?

This study aims to shed light on the areas along the Voortrekker Road Corridor in Cape Town, South Africa, in terms of land use characteristics, average property prices, and rental rates across various land uses. The Bellville/Parow Urban Development Zone (UDZ), the PT1 and PT2 areas delineated by the City of Cape Town, and the property prices within and outside of these zones were compared in this study. From 2008 to 2017, the report presented findings and trends over a 10-year period.
In 2021, a study was conducted that analysed the extent, nature, and type of property investments in the Bellville, Parow, and Greater Tygerberg Area (GTA) from 1 January 2010 to 31 December 2020.
The decade from 2010 to 2020 paints a positive picture. Not only did commercial, residential and industrial areas all show 20%+ annual growth rates in investment, particularly areas like Bellville CBD, Stikland Industrial and Tygervalley showed high growth rates of 52.5%, 48.2% and 76% respectively.
